Houses are selling fast this year. Considering the number of individuals looking to buy in today’s market, now might be the time to sell yours if the urge to do so has been on your mind. No matter the location of a property, sellers can always do a few things to enhance their living space and make their homes more saleable when they are ready to do so. 

Michael Eisenga, a successful and experienced real estate investor, says that certain areas in the home can increase property value after a few improvements, including the bathroom, kitchen, flooring, and landscaping. Eisenga shares nine essential areas to consider sprucing up to add more value to a home for sale.

1. Walls

HGTV says that one of the simplest, most cost-effective enhancements for a house is fresh paint. Painting the interior of the home will give all the rooms a clean, fresh, updated look, and that adds to the value of the house. 

2. Front Door

Many times, the front door of a home gives a lot to the first glance of a home’s exterior. A new coat of paint can go a long way for a sun-faded door. Or, if the front door has been kicked in one too many times, consider checking out home and décor magazines for ideas of a new show-stopping front door. 

3. Flooring

If you have carpet in your home, consider improving the air quality in your living space and replacing carpet for hard floors. For those who already have hard floors, replace any worn or stained rugs with new ones. Make sure your floors are clean before potential buyers come to take a look!

4. Bathroom

A clean, updated-looking bathroom is not only attractive to potential buyers but also increases the value of a house. Ensure surfaces, flooring, and bathroom fixtures are in tip-top shape, and the bathroom is clean as new. 

5.Windows

Cleaning all the windows and replacing old blinds that show wear will continue to give your home an updated and higher-priced look. Also, if any windows have cracks or foggy panes, now is the time to repair those damages.  

6. Kitchen

Luckily, you do not have to replace your entire kitchen to get any value out of the process. Even when starting small and on a budget, swapping one item out at a time from the kitchen will be beneficial. Replace that old microwave or outdated sink, and conquer the most important things that need to change, first. 

7. Landscaping 

Presenting a clean and well-kept lawn goes a long way with good first impressions. To add a touch of nature to the property, choose low-maintenance plants native to the area.  

8. Lighting

Brightening a space can help make it appear bigger, which is a good view for onlooking buyers. Also, sometimes all a room needs for an update is a new light fixture. If you are working on a budget, check out sales for classic-looking lights that will do the job.

9. Laundry Room

Try to make your laundry room appear cheery or more joyful with new paint, a pop of color, eye-catching tile, or modern wallpaper. The laundry rooms should be and appear clean, too.
